A veteran of the US Armed Forces Douette Pryce
has faced the challenges of his rigorous 18 year
career and is living what he considers the “American
Dream” –Entrepreneurship-.
Mr. Pryce is a dedicated and fast track individual
in all ventures he partakes and has proven to his
colleagues his true talents. He has been recognized
and is the recipient the prestigious ULI 2007 Vision
Award for Young Leader of the Year and is also a
Finalist award recipient of the South Florida
Business Journal/Nova Southeastern University 2007
Up and Comers award. His accomplishments has earned
him the respect of his peers within the real estate
industry, which include Brokers, Architects,
Engineers, Planners, Designers, Attorneys, Bankers
and Management Executives.
Mr. Pryce in May 2008 chose to develop his own firm,
Pryce Resources LLC, a real estate and investment
advisory company, that utilizes his many attributes
learned thru his career. His focus is on the
research, development and management of feasible and
sustainable real estate projects. His firm’s
disciplines include operational management, due
diligence research and analysis, new construction
and redevelopment management, the development of
operational plans, financial analysis, financial
reporting, budgeting, and forecasting. Mr. Pryce’s
achievements within his career have honed his skills
for troubleshooting a multitude of situations with a
strict attention to detail and sure-fire solutions.
Mr. Pryce contributed 8 years of his career to the
US Army and Florida National Guard, with various
tours of duty worldwide. He rose through the ranks
from Private to Sergeant within short time,
exemplifying his leadership and team building
skills.
Upon leaving the military he pursued his degree to
become Graduate of the Warrington College of
Business, University of Florida, with a Bachelors in
Business and Masters in Real Estate & Urban
Analysis, Aug 2002. Throughout his college career he
also worked fulltime in Property Management of
Multi-family properties in Gainesville Florida. It
was in this position he found his true calling,
“Real estate management and redevelopment.” He was
able to revitalize an under-performing asset
increasing occupancy (65% to 100%) and marketability
resulting in sale of the asset for General Partner.
He further assisted in the location and acquisition
of other office and multi-family properties.
Upon graduating he was employed by Stiles
Development of Fort Lauderdale, a local firm
specializing in retail, office, mixed-use and
industrial properties, as an Assistant Development
Manager. He was responsible for and assisted in the
planning, approval and management of office and
retail properties in the South Florida market. These
projects ranged from 50,000 sq ft to over 300,000 sq
ft, with values ranging from $10 million to $50
million.
He later joined Opus South, an operating company of
Opus Corporation, a national design/build firm with
28 offices across the country as a Real Estate
Manager. His responsibilities included the
acquisition, site planning and financial analysis of
various office, and industrial, multi-family and
mixed-use projects in Treasure Coast and South
Florida. He achieved the coordination of the site
planning and formulation of a
multi-family/office/retail mixed use project with a
estimated value of $110 million; a GSA Build to Suit
plan of 450,000 sq ft highly securitized facility,
consisting of office/retail/warehouse, $450 million
design build opportunity within a 3 month period
which entailed the management of numerous
consultants from around the country.
He then transitioned to Panattoni Development
Company (PDC) a privately held, full service
development company that has developed and managed
industrial, office and retail facilities in more
than 150 markets, as a Development Manager. His
responsibilities involved the coordination,
budgeting, permitting, forecasting and management of
various consultants involved with the development
and construction of a 250,000 sq ft industrial
project; due diligence and financial feasibility
analysis of various office and industrial projects
pursued by regional partner within the Treasure
Coast and South Florida.
Mr. Pryce’s professional affiliations include: Urban
Land Institute (ULI), where is a current member of
the South Florida/Caribbean District Council’s
Executive Committee, Executive Membership Chair and
former Executive Young Leader Chair; National
Association of Industrial and Office Products (NAIOP);
International Council of Shopping Centers (ICSC);
Speaker and Panel participant to the Nova
Southeastern University, Masters of Science Real
Estate Program. |
