Fort Lauderdale
Seven on Seventh is a mixed-use affordable residential community in downtown Fort Lauderdale. The project addresses Broward County’s workforce housing crisis, where escalating living costs outpace incomes. The development transformed a County-owned one-acre parking lot next to BPHI’s Central Homeless Assistance Center into a residential complex after a joint venture with the County and the City of Fort Lauderdale to rezone the land.
Seven on Seventh offers nearly 150,000 square feet of space, including ground-floor commercial and workforce training facilities, along with studios, one-bedroom, and two-bedroom apartments. Designed by Jewel Toned Interiors, the community boasts amenities like caseworker offices, a fitness center, an interactive library, and a rooftop terrace. Completed in Q1 2024, the $28 million project provides affordable housing and supportive services for individuals, families, and the local workforce, including those at risk of homelessness. Miami Beach
The Preserve South Beach is transforming the community and setting a new benchmark for sustainability in Miami. Its headquarters on Miami Beach has made history as the city’s first-ever Class A office building and its first new corporate office building in over 20 years, acting as a catalyst for further developments in the area. This landmark project pays homage to Miami Beach’s rich architectural legacy by blending the iconic Art Deco style with a contemporary glass façade. The design reflects the company’s hospitality roots while celebrating the local heritage, utilizing natural elements and exposed stucco floor plates that integrate the landscape seamlessly into the structure.
Set on a 1.2-acre lot, the headquarters spans seven uniquely shaped floors, resting atop parking and retail spaces, and is divided by a communal breezeway on the fourth level. Flanked by two three-story towers, one half of the building serves as the client’s headquarters, while the other half offers boutique office spaces for lease. Gensler’s design team optimized the building’s orientation to maximize views and natural light, incorporating terraced self-shading to enhance sustainability and energy efficiency. Lush landscaping by Barry Sternlicht and water features at key intersections add to the building’s ambiance, contributing to its LEED-NC Gold certification. This innovative and uniquely Miami headquarters symbolizes the area’s evolution from a resort town to a thriving mixed-use community.
