Sawyer’s Walk is a transformative mixed-use development located in Miami’s historic Overtown neighborhood. Developed by SG Holdings, a joint venture amongst Swerdlow Group, SJM Partners, and Alben Duffie, the 1.5 million-square-foot project stands as the largest affordable senior housing community completed on a single property in the United States in the past decade.
Delivered through collaboration with agencies and elected officials at Miami-Dade County, the City of Miami and the U.S. Department of Housing & Urban Development, Sawyer’s Walk includes 578 affordable housing units for seniors, all fully leased, along with 175,000 square feet of retail, 120,000 square feet of office space, and a 25,000-square-foot public plaza. The project has brought essential services to the neighborhood for the first time, including Downtown Miami’s first Target and Aldi stores, and has created over 600 jobs through MSC Group’s new North American cruise division headquarters set to occupy the property’s office space.
In addition to addressing South Florida’s housing affordability crisis, Sawyer’s Walk is driving economic revitalization in one of the city’s most underserved communities. The project demonstrates how thoughtful collaboration between the public and private sectors can generate meaningful social impact while also attracting investment, increasing commercial activity, and supporting long-term neighborhood prosperity.
