In August 2021, the Florida Department of Transportation (FDOT) identified the City of Deerfield Beach as a probable location for a potential future commuter rail station. As part of their efforts to identify the best possible location for the site, the City of Deerfield Beach invited a panel of experts from the Urban Land Institute (ULI) Southeast Florida / Caribbean District Council to study a nine-acre site at the 400 block of S Dixie Highway for its development potential.

The privately-owned study site, located at 400 S Dixie Highway, is bound by SE 4th Street to the north, SE 1st Terrace and SE 1st Way to the east, SE 5th Court to the south, and the rail line and Dixie Highway to the west. The nine-acre site currently houses light industrial and construction operations.
Situated in the center of Deerfield Beach and along the potential commuter rail line, this site presents exciting development potential for both the landowner and the city. With the potential to deliver transit-oriented development to the city, complete with new residential opportunities, neighborhood commercial space, and multimodal transportation options, it also has the potential to catalyze further development throughout the Pioneer Grove LAC and the greater surrounding area.
