    Attend the Elected Official Workshop to learn more about the risks and rewards around density. Explore the fear, myths and realities communities face on the topic and how it relates back to economic development. For urban and suburban communities alike, density can be one solution to addressing larger community issues like housing affordability, resiliency, and mobility. How do you face NIMBYism and engage with your local stakeholders to plan the right kind of density for your community?

     
    We will be meeting at Nova Southeastern University in Carl DeSantis Building - Room 300. Parking is available in the garage across from the DeSantis Building.

    Ken Krasnow

    Colliers

    Ken Krasnow serves as Vice Chairman of Institutional Investor Services for the Florida region. In this role, he is responsible for broadening the company’s platform by developing key client relationships, leading major projects and transactions, maintaining senior real estate industry and political relationships and recruiting new talent. Ken brings more than 30 years of acclaimed expertise in the commercial real estate industry, offering an exceptional level of on-the-ground market knowledge. Ken began his career as a commercial leasing broker and was responsible for more than three million square feet of Class A building agencies in New York City. His knowledge of brokerage and hands-on approach to management makes him an invaluable member of the Colliers leadership team. In today’s Florida market, he will continue to leverage his level of expertise to accelerate our success in the region.

    Lakisha Hull

    Planning Director, Prince George's County Planning Department

    Lakisha Hull has over 19 years of work experience in urban design, transportation planning and community development. Currently, she serves as the Planning Director for the City of Miami. Previously, Lakisha led the Charlotte Department of Transportation Development Services Division, where a team of 30 engineers, inspectors, planners and administrators processed public right-of-way and land development projects in the city of Charlotte. Throughout her professional career, Lakisha has maintained a culture of equity, inclusivity and collaboration in land use and transportation planning projects. She has managed numerous major projects in North Carolina, Florida, California, Michigan and the New York area. Her work in Orlando, FL, included providing design and transit planning review of several Sunrail stations in Downtown Orlando. While working in Los Angeles, CA, Lakisha developed policies and regulations that led to the implementation of transit-oriented development (TOD) plans in various diverse communities. Her TOD work includes creating an equitable TOD toolkit, updating the Crenshaw Corridor Specific Plan and Crenshaw Boulevard Streetscape Plan, and launching the first TOD People’s Planning School in the South Los Angeles. Lakisha was the lead coordinator of a grassroot advocacy group named ACT-LA (Alliance for Community Transit – Los Angeles), a task force of 35 organizations that promoted equitable transit initiatives in communities of color and TOD strategies throughout Los Angeles. Lakisha has a Dual Master’s Degree in Architecture and City Planning from the University of Pennsylvania. She has a Bachelor of Science in Architecture from the University of Michigan. She is a certified planner in the American Planning Association and certified as a LEED AP BD+C for green building under USGBC.

    Juan Mullerat

    Principal, PlusUrbia Design

    JUAN MULLERAT, is the Founder of Plusurbia Design – a firm that specializes in land planning and city building. As a designer with over 25 years of experience, Mullerat has received numerous awards for his projects around the world, including the APA’s 2017 National Economic Planning Award for the Wynwood Master Plan and the 2015 Kinpan Design Award for Songhua Lake Design, in 2013 he was honored as the Urban Designer of the Year by the AIA in Miami. Mullerat has designed buildings, neighborhoods and cities in five continents and is currently dedicated to solving transportation, revitalization and housing issues through his firm and by lecturing at the University of Miami on health in the cities, urban revitalization and place making.

    Jeff Perlman

    CDS International Holdings

    Jeff Perlman has enjoyed a long career in business, journalism, and community service. A native of New York, Jeff moved to South Florida in 1987. He spent more than a decade as an award-winning journalist specializing in municipal government, crime, business, and education. He founded his own publishing company that he later sold to the BRN Media Group, where he served as an executive vice president before selling that company. Jeff then ran for a Delray Beach City Commission seat in 2000 and was elected with 81 percent of the vote. He was re-elected in 2001. In 2003, he ran for and was elected Mayor. He was re-elected in 2005 and termed out in 2007. During his tenure, Jeff co-chaired the Downtown Master Plan, an effort that helped create one of the best small downtowns in America. He also championed race relations, citizen engagement and education initiatives. He helped to pass a $25 million Parks Bond and spearheaded the rezoning of major corridors including Congress Avenue and the “four corners” of Delray (Military Trail and Atlantic Avenue). During his term, the city adopted a cultural plan, moved Atlantic High School, built significant workforce housing units, built a new library and invested more than $50 million in previously underserved neighborhoods. He was a finalist for Florida Mayor of the Year and co-founded the Florida League of Mayors. After leaving office, Jeff served as COO of Celsius, an international beverage company that trades on NASDAQ and left to become Executive Vice President of CDS International Holdings, the largest single shareholder in Celsius. At CDS, Jeff works on real estate and technology investments. He has served as CEO of Tabanero, a hot sauce company and recently founded the Carl Angus DeSantis Foundation, where he serves as a director. The foundation will invest in non-profits in the following areas: civic innovation, health and nutrition, leadership and entrepreneurship and faith-based initiatives primarily in South Florida. Jeff has also served on an array of boards including Delray Medical Center, Lynn University, Business Development Board of Palm Beach County, Tourist Development Council of Palm Beach County, Hyperponic, Greater Delray Beach Chamber of Commerce, Achievement Center for Children and Families, Greater Boca Raton Chamber, ULI Board for Southeast Florida, and Leadership Florida Council of Advisors. He is the author “Adventures in Local Politics” which was recently re-released by 3L Publishing. He is working on two other book projects. He and his wife Diane have four children and reside in Delray Beach.

    Walter Duke

    President, Walter Duke + Partners, Inc.

    Walter B. Duke, III is the President of Walter Duke + Partners, Inc., a leading provider of appraisals and market studies for affordable housing projects throughout Florida. He currently chairs the Affordable Housing Sub‐Committee of the Broward Workshop and Co‐Chairs the Affordable Housing Committee for the Prosperity Partnership of the Greater Fort Lauderdale Alliance. He is also the former Mayor of Dania Beach and Chairman of the Dania Beach CRA. Working closely with our elected leaders and planning staff, non‐profits and other stakeholders, Walter has played an integral role advocating for increased financial investment and land use policy changes that will result in a more robust pipeline of affordable housing communities. These efforts are paying off. Over the past several years, the Broward County Commission has responded and shown tremendous leadership by investing nearly $82 million in direct gap funding, resulting in more than 1,749 affordable housing units. These units will serve close to 2,500 low to moderate income residents. Additionally, the Broward County Commission has approved recommended land use policy changes advocated by Duke in collaboration with the Fort Lauderdale Downtown Development Authority that will pump $30 to $50 million a year into the Affordable Housing Land Trust Fund, resulting in six to ten new affordable housing communities annually.

    Alfonso Costa

    Chief Operating Officer (COO), Falcone Group

    Alfonso Costa Jr. serves as Executive Vice President of the Falcone Group, where he is responsible for leading the company’s workforce housing division and public-private partnership (P3) opportunities. Headquartered in South Florida, the Falcone Group is a real estate development & investment firm that has developed and acquired more than 30,000 multifamily apartments, 15 million square feet of commercial space, and 30,000 single-family homes throughout the country. Mr. Costa previously served in the Federal Government as Deputy Chief of Staff & Opportunity Zones lead for the U.S. Department of Housing and Urban Development (HUD). In this public service role, Mr. Costa was responsible for overseeing policy for the $50 billion annually-budgeted Cabinet agency, which maintains a wide range of housing and community development programs, a $1.3 trillion mortgage insurance portfolio, and approximately 7,000 employees across 57 offices nationwide. As an expert on the bi-partisan Opportunity Zones program, Mr. Costa held the title of Chairman’s delegate and HUD’s lead representative on the Federal Government's inter-agency Opportunity and Revitalization Council, and for his efforts has been recognized in the Opportunity Zone Magazine’s “Top 25 OZ Influencers” list for both 2020 and 2021. A former 5th-grade teacher as a Teach for America (TFA) corps member, Mr. Costa is now an active social advocate through philanthropic & academic volunteer work on both the national and local levels. Nationally, he serves as a Public Sector Fellow of the Harvard Alumni Real Estate Board, Housing Advisory Council Member of the Bipartisan Policy Center, Full Member of the Urban Land Institute (ULI), Ambassador for the Fitwel® Certification System, and Emerging Leaders Council Member & basketball alumnus of New Heights Youth (New York City). In his home State of Florida, Mr. Costa is the Program Chair of ULI Florida’s Affordable & Workforce Housing Council (AWHC), Advisory Board Chair of the Nova Southeastern University Master’s in Real Estate Development (MSRED) Program, and recent Member of the City of West Palm Beach Affordable Housing Advisory Committee (AHAC). Mr. Costa is a second-generation American and earned his law degree (JD) from Harvard University, master's degree (MSc) from the University of Oxford (United Kingdom), and bachelor's degree (BA) from Yale University. At Yale, he played both Division-I basketball and Division-I lacrosse while serving as Chair of the Yale Athletic Department’s Thomas W. Ford Community Outreach Committee
