Huizenga Park Reimagined: a New Model for Public Spaces in Downtown Fort Lauderdale
Recommendations from ULI Advisory Panel being implemented in Downtown Fort Lauderdale's Huizenga Park redevelopment efforts.
Aaron Stolear is the President of Development at 13th Floor Investments and leads the firm’s Public Private Partnership (“P3”) division. Under his leadership, the firm has become one of the foremost public-private developers in South Florida. Aaron has already cultivated a pipeline of mixed-use development projects, encompassing 3,288 residential units, with an estimated collective value surpassing $1.5 billion. These opportunities were secured through collaborations with a range of diverse Public Partners, including transit administrations, colleges, and churches.
Among his most notable achievements is his role within the Link at Douglas project, a transit-oriented development spanning 1.5 million square feet of mixed-use area. This project has gained widespread recognition as one of Miami-Dade County’s finest examples of a successful public-private collaboration. In fact, it became the subject of a Harvard Business School case study titled “Miami Price, Bidding on an Iconic Transit-Oriented Development Site”. The case study now serves as an invaluable teaching tool for numerous MBA programs, offering real estate valuation concepts and insights into effective P3 solicitations.
What sets Aaron apart is his thoughtful approach to P3s. He likens it to cooking where multiple ingredients come together to create the perfect meal. For each project Aaron brings together the perfect blend of key elements; financial benefits, public spaces, infrastructure, attainable housing, appropriate scale, and art in public places. His wholistic approach has elevated the standards for deliverables in competitive RFP processes, leading to better projects and positive advancements in the public-private industry.
Prior to joining 13th Floor Investments, Aaron worked in project management and execution at ExxonMobil Development Company, where he was involved in multi-billion-dollar infrastructure projects ranging from oil production facilities in Angola to a residential building campus in Iraq.
Aaron graduated Magna Cum Laude in Civil Engineering from the University of Florida and earned an MBA from Harvard Business School. He is happily married to Veronica Stolear, and together, they have three wonderful children: Emma, William, and Leon.
